My Thoughts of a 50 Year Mortgage Option

The idea of a 50-year mortgage is creating a lot of hubbub lately!  The idea is certainly interesting and could be an answer for many people looking to own a home.  

A little background.  The 30-year mortgage originated during the Great Depression as a way of making home ownership more affordable.  The Home Owners Loan Corporation (HOLC) created the product.  It was then supported by the Federal Housing Administration (FHA).  In turn, Fannie Mae created mortgage-backed securities.  The 30-year mortgage became a standard product and was solidified by the government in 1948 and again in 1954.  The GI Bill also played a part by encouraging Veterans to use the 30-year mortgage at the end of World War II.    

Prior to the adoption of the 30-year mortgage, home buyers typically paid payments over a 3-5 year term with a large balloon payment due at the end of the term. 

While I am not an economist, my first thoughts on the 50-year mortgage idea are it is a great option for people who feel priced out of the current market.  Extending payments over an additional 20 years will lower your monthly payment.  It can help renters and families with tight budgets move into homeownership.    My concern with a 50-year mortgage is the interest is calculated over an additional 20 years.  Accordingly, the total interest paid will be higher over the life of the loan.   The bigger concern for me is the equity built in the home will be much slower.  Owning a home is the number one way of building your wealth by building equity in your investment.  

The National Association of Realtors created a chart explaining the differences in 30, 40, and 50-year mortgages on a base price of $420,000.

I'm interested to see how this plays out.
